After two years of uncertainty, amendments to the planning scheme have now been finalised dealing with building height and volume and urban design.
Building Heights
• A perimeter area will be established around the CBD where building heights will be limited to 36 metres Above Ground Level (AGL)
• Building heights will be limited to 90 metres AGL in the core of the CBD.
However, a height of 55m will be available for buildings on the perimeter that are able to achieve prescribed site and design criteria. This accords with the Property Council's request for more flexible planning controls that are still prescribed, limited and quantifiable.
Volumetric Controls
• Buildings may only occupy 100% of the site area up to 25 metres AGL
• Higher than 25 metres AGL all buildings must be set back by at least 6 metres on each
boundary – creating a podium and tiered tower.
• The site area of the tiered tower can only occupy up to 56% of the total site area, up to a
maximum of 1200m2 in any single tower.
Urban Design
• 75% of street boundary must be active street frontage
• Where practical awnings must be built across all street frontage
• Where practical buildings must allow for planting of mature trees within road reserve
• No ground level car parking
• Covered pedestrian linkages where buildings have dual street frontage.
