New commercial precinct, the Quarter, allows pre-committed tenants to launch a new building, designed for their needs, and they are given naming rights.
MAB Corporation will develop a $250 million, 35,000 sqm commercial facility at Melbourne’s Docklands.
The Quarter will comprise four buildings at NewQuay, Docklands, between 6000 and 11,000 sqm on individual allotments separated by laneways.
Designed by Hassell, the buildings are planned to achieve 5 Star Green Star and 5 Star NABERS ratings.
Richard Johnston, MAB commercial and industrial general manager, says the Quarter provides an opportunity for tenants from 4000 sqm to pre-commit and launch a new building, “designed to an organisation’s exact specifications, right on the doorstep of Melbourne’s CBD with the additional advantage of exclusive naming rights”.
“It’s a highly flexible arrangement to suit the tenant’s requirements and, importantly, one that can be delivered within a 15-month timeframe,’’ Johnston says.
The central piazza will be completed in stage one and will be the focal point of the development; featuring small retail spaces, landscaping, fixed seating and public art.
The first stage of the development will comprise an 8,500 sqm building and is likely to be completed within 15 months.
Nicholas Farley, Savills Australia head of Victoria office leasing, says pre-marketing had revealed prospective tenants are particularly interested in the CBD fringe location.
